Documentation
Your home's characteristics, features, and other pertinent details, including taxes, room measurements, and square footage, are noted to construct a 'Property Listing'. This, along with other forms, and legal papers, are carefully pinpointed, verified for accuracy, and discussed with you.
Photos and Video Tour
Inside and outside digital photos will be taken, along with a video tour of the property.
Informative Reports
We offer easy to read reports that outline tips and strategies: to ensure a successful sale, to dress your house for success, and to pack your belongings safely. We also discuss the various costs you'll have with a handy net sheet.
Multiple Listing Service®
Your home's details and photos are submitted to the 'Barrie and District Association of REALTORS® Inc.', which is where our local Multiple Listing Service® is housed, and also to the 'Toronto Regional Real Estate Board'. The computerized information is available to hundreds of member REALTORS® and promoted to the Buyers they represent.
Internet Listing
Once your home appears on the local MLS® you will automatically be uploaded to the Cross Canada website... www.realtor.ca. We also add your home to the 'Our MLS® Listings' page on this website, complete with description and photos. We respond to all requests for information in an expedient manner.
Social Media Sites
We advertise your home on our Facebook Business Page, LinkedIn, and our Google Business Page. We monitor the listing and update it accordingly.
'For Sale' Sign
A 'For Sale' sign is placed in your yard showing our contact information. It is a key necessity to attract calls. This will expose your property 24-7.
Showings
We'll schedule appointments to show your home to any of our prospective Buyers, as well as Co-operating REALTORS® for their Buyers.
Full Communication
We provide feedback on showings, and weekly market updates until your home is sold. We encourage interaction if you have questions, or concerns, so your sale remains hassle-free.
Offers
If any of our 'Buyer Clients' are interested in proceeding with an offer, then we draft the 'Agreement of Purchase and Sale' accordingly, discuss it with them fully, and have it signed.
Negotiations
We present any offer from our Buyers, or a Co-operating REALTOR®, as soon as possible. The price, conditions, and terms, are fully discussed with you. Changes are negotiated with the Buyer, or their representative, until the offer is accepted or rejected.
Fulfilling Conditions
We help fulfill any conditions within an accepted offer by problem solving, answering questions, or arranging inspection appointments.
Disbursing Documentation
Copies of the offer, notices, and amendments, with all final terms, signatures, and initials, are disbursed to all the parties, including: the Seller, Buyer, brokerages, lawyers, mortgage specialists, etc.
Sold Sign and Website Update
A 'Sold' sign is placed over the 'For Sale' sign, and our website is updated accordingly.
Accounting
All office records and paperwork is updated with the new sale.
Up to Closing
We fulfill any other obligations in the offer that are not conditions, e.g.; - obtaining city permits, or surveys, and we assist with any problems that may arise so your moving day is comfortable.
